An Open House for a House That Isn't Built Yet: How I Market New Construction Down the Shore

Here is the question I get when a listing is not finished yet: how do you hold an open house for a house that is not there?

You hold it anyway. You just have to get creative.

When I say the sky's the limit, I mean it. In this case, I mean it literally.

Start with what the property needs

Every listing I take starts with one question. What does this property need to sell, and who is the right buyer for it?

I do not use one plan for everything. A beach block condo, a duplex, and a new build in Avalon all need a different story. So I spend the time up front figuring out what makes this one special, and then I build the marketing around that.

At 6 Meadowview, the house is new construction. There is no front door to walk through and no kitchen to stand in. What buyers needed was a way to see it before it exists.

So we went up

The drone video you just watched is how I answered that. From the air you can see [DESCRIBE 2 OR 3 THINGS: the lot, the street, how close the beach and bay are, the restaurants and shops nearby]. You understand the location in a way a rendering never shows you.

It also does something a floor plan cannot. It lets a buyer picture a Saturday morning here.

Then we brought the neighborhood to the house

A new construction site is quiet. That is a selling point once people are standing there, but first you have to get them there.

So we partnered with local companies and put them in the spotlight. [LOCAL BUSINESS 1], [LOCAL BUSINESS 2], and [LOCAL BUSINESS 3] are part of what we put together around 6 Meadowview. They bring their own customers, their own followers, and their own energy. Their people come to see what we are doing, and they see the property while they are here.

That is good for them, good for the listing, and honestly, it is just a good time.

Why I go all out

I spent 34 years in pharmaceutical and medical device sales before real estate. I learned that people buy when they understand what is in front of them and trust the person explaining it. I also learned that preparation is never wasted.

I grew up summering in Sea Isle City and bought my own home there in 1997. These towns are not just my market. They are my neighbors.

If you are thinking about new construction in Avalon, Stone Harbor, Sea Isle City, or anywhere in Cape May County, or you have a property that deserves a custom plan, I would love to talk. Call me at 609 828 4987 or email Moira.Smith@compass.com.

Smile - you're down the shore.
